Access Statement for Birch How Guest House

 




Introduction

 Birch How is a Victorian four-storey guest house, with three letting

 bedrooms, one on the ground floor and two on the first floor.
 Our aim is to provide comfortable accommodation and to cater for the

 needs of all our guests.
 The following information is provided to help in deciding if Birch How

  is suitable for your needs.

• Keswick’s main bus station is approximately ten minutes walking

  distance away. If traveling from Penrith or Windermere the bus stop

  on Victoria Street is less than a 2 minute walk.

• Penrith train station is the closest at approximately 17 miles.

  There is a regular bus service available.

Arrival & Car Parking Facilities

• An anticipated arrival time is important so that I can be here to greet

  you.

• There is overnight parking and restricted day parking at the front of

 the house and a small private gated car park at the back.

   The car park is accessed from a private lane. Turn first right off the

   lane and right again through the double gates, it is about a one

   minute walk back round to the front door.

   There is limited access to the rear of the house from the car park.
•  Assistance with luggage is provided if required.

 

 
Main Entrance & Reception

• The front door is accessed off Brundholme Terrace, Station Road by

  a wooden gate 900mm wide, along an 8.5 meter paved garden path.
• Three steps approximately 140mm high by 1070mm wide, with one

   handrail, lead up to the front door.
• The outer door is 1000mm wide and the inner door is 960mm wide.
• There is a push bell to the right of the front door.
• The hall leads to the main staircase and also a lower landing

  accessed by three steps 140mm high.
• On the lower landing is a table with visitor’s book and hand bell, also

  access to the bathroom and the stairs to the dining room.

 

 Public Areas -  General (Internal)


• All the floor areas on the stairs, halls and bedrooms are carpeted.

• We do not have a lounge but all rooms have chairs and a colour TV.

• There are 12 steps approximately 180mm high, 210mm deep and

  800mm wide, with a banister rail, leading down to the lower ground

  floor.

• There are 12 steps leading to a half landing and a further 5 steps up

  to the first floor. All steps are approximately 170mm high 260mm

  deep 920mm wide.

• The bathroom has a WC, basin and bath with over-bath electric

  shower, screen and grab rail. Bathroom door width 670mm.

 

 Dining Room, 


• The dining room is on the lower ground floor, accessed by a flight of

  stairs off the half landing by the bathroom.

• Breakfast and evening meals are served in the dining room.

• The tables are normally set for two, but this can be flexible.

• All dietary needs can be catered for if known in advance.   

 

Restaurant
 
• We are happy to advise on local restaurants to suite all tastes and

  requirements, and will make bookings for guests if required.

 Laundry

• We cannot offer laundry facilities, but are happy to help dry wet

  clothing and provide an iron if required.
• There are two launderettes within a short walk of Birch How.  

 
Leisure Facilities

• We are happy to advise on any of the leisure facilities on offer in

  the Keswick area.    

 
Bedrooms & Sleeping Areas


• There are a total of three letting bedrooms. One double on the

  ground floor, one en-suite double and one en-suite flexible bedroom

  on the first floor.

  approximately 550mm

• Central heating with temperature control
• Two ceiling lights, three table lamps

• fixed shower room has a basin WC and electric shower

 Additional Information

• Mobile phone service is generally available throughout the house,  but does vary with different networks
• Free Wi-fi connection available access code available upon request
• There is a no smoking policy throughout all parts of the house
• A limited amount of space is available in the fridge for medication, or  other special needs on request
